We don’t just broker, we provide a full précis of S106, fully outlining constraints and opportunities.

We don’t just provide affordable housing advice, we enter into full dialogue with Local Authorities to determine the best housing mix. We also provide layout information to maximise open market unit values and advise on timings to secure best & final offers.

We agree specifications (inc. extras), Heads Of Terms, and finalise the Development Agreement through to Contract Exchange.

Our support doesn’t end there, we also arrange & chair pre-start meetings to ensure continued efficiency of the process, leading to a stress free completion.

As well as providing our developer clients with package prices for S106 affordable plots, our Housing Association partners can also benefit from a range of services offered by ONE PLACE, including:

We will negotiate additional plots outside of S106, using Homes England Grant Funding. We also search for stand-alone & exception sites for up to 100% affordable units.

Furthermore, we provide end-to-end land purchase and planning advice, whilst also undertaking any architectural, technical and any other consultancy requirements to deliver a site, stress-free.

We even cater for any site signage, hoarding or graphics requirements needed on-site.
